General Terms & Conditions

Coworking Bansko — ul. Kir Blago Todev 1, Bansko, Bulgaria. These Terms apply to all accommodation bookings, coworking passes, add-on services and events at the Property.

1. Scope and parties

These General Terms and Conditions ("Terms") govern all bookings, stays, coworking passes, day passes, memberships, add-on services, events and team-building programmes provided at Coworking Bansko, ul. Kir Blago Todev 1, Bansko, Bulgaria (the "Property", operated by "Management").

By completing a booking, making a payment, or entering the Property, the person making the booking and every guest, visitor or pass-holder accompanying them ("Guest") accepts these Terms in full, together with the Internal House Rules displayed at the Property and provided on request.

If any Guest does not accept these Terms, they must not book, pay for, or use the Property.

2. Bookings, payment and prices

A booking is confirmed only once full payment (or the stated deposit) has been received and a confirmation email has been issued. Until then, no accommodation, desk, room or service is reserved.

All prices are quoted in euro (EUR) and include the applicable Bulgarian VAT at the rate in force at the time of purchase, unless expressly stated otherwise. Prices for optional add-ons (for example the unlimited coffee and tea perk) are charged in addition to the base price and are calculated over the full duration of the booked plan.

Management reserves the right to correct manifest pricing errors and to refuse or cancel any booking affected by such an error, with a full refund of amounts paid as the sole remedy.

Payments are processed by third-party payment providers. Management does not store full card details.

3. Cancellations, changes and refunds

Unless the specific rate or product page states otherwise, bookings are non-refundable. Where a product page offers a free date change, that change must be requested in writing within the stated notice period and is subject to availability.

No refund, partial refund or credit is due for late arrival, early departure, unused nights, unused pass days, or for a Guest's failure to use any included facility or service.

Where Management cancels a confirmed booking for reasons other than a Guest breach of these Terms, the Guest's sole remedy is a refund of the amounts paid for the cancelled portion of the booking.

4. Check-in, check-out and identification

Check-in is from 14:00 on the day of arrival. Check-out is by 11:00 on the day of departure, unless a different time has been confirmed in writing.

Every Guest must present a valid passport or national ID document on arrival for registration as required by Bulgarian law. Management may refuse access to any person who cannot or will not provide valid identification.

Accommodation may only be occupied by the number and identity of persons declared in the booking. Unregistered overnight guests are not permitted and may be charged at the applicable rate or removed from the Property.

5. Internal House Rules

The Internal House Rules of the Property form an integral and binding part of these Terms. Every Guest must read, follow and ensure that their visitors follow the Internal House Rules at all times.

The Internal House Rules cover, among other matters: quiet hours, use of shared kitchens, living rooms, the coworking floor, gym, pool, sauna, garden, music and games rooms; cleanliness and waste separation; smoking and open-flame restrictions; pets; visitors; and the safe use of equipment.

Management may update the Internal House Rules at any time in the interests of safety, comfort or legal compliance. Updated rules take effect once displayed at the Property or communicated to Guests.

Failure to follow the Internal House Rules is a material breach of these Terms.

6. Conduct, respect and penalties

Coworking Bansko is a shared living and working community. Respectful behaviour towards team members, other guests, neighbours, the Property, its equipment and the belongings of others is a strict condition of stay.

The following conduct is expressly prohibited:

  • any disrespectful, aggressive, abusive, threatening, discriminatory, harassing or intimidating behaviour towards team members, guests, contractors or neighbours;
  • damage, misuse, tampering with or removal of the Property's equipment, furniture, fittings, technical installations or safety devices;
  • interference with, damage to, or taking of the belongings of other guests or of team members;
  • excessive noise, disturbance of quiet hours, or behaviour that materially reduces other guests' enjoyment of the Property;
  • use, possession or distribution of illegal substances, and any illegal activity of any kind on the Property;
  • unauthorised commercial activity, filming or photography of other guests without consent;
  • smoking in non-designated areas, use of open flames, or disabling smoke detectors.

Any disrespectful behaviour towards team members, guests, equipment or belongings will result in penalties and may lead to immediate termination of the accommodation agreement.

Penalties may include, at Management's reasonable discretion: a formal warning; a cleaning, damage or disturbance fee; the full cost of repair or replacement of damaged or missing items; loss of access to specific facilities; forfeiture of any deposit; and charging of the payment method on file for the amounts due. Penalty amounts will be proportionate to the incident and communicated to the Guest in writing.

Guests are fully liable for damage or loss caused by themselves, by anyone in their party, and by any visitor they bring onto the Property.

7. Management's right to terminate the accommodation agreement

Management has the right to terminate the accommodation agreement at any stage — before arrival, on arrival, or at any point during a stay — with immediate effect and without prior notice, at its reasonable discretion.

Grounds for termination include, without limitation: breach of these Terms or the Internal House Rules; disrespectful, abusive or unsafe behaviour; damage to property or belongings; illegal activity; refusal to provide identification; non-payment or a failed payment; providing false information at booking; or any conduct that in Management's reasonable judgement endangers or materially disturbs other guests, team members or the Property.

On termination the Guest must vacate the Property immediately together with all personal belongings, and access rights to all facilities cease at once.

Termination for a Guest breach does not entitle the Guest to any refund of paid amounts for the remaining nights, pass days or services, and does not release the Guest from liability for damages, penalties or outstanding charges.

Management may also refuse entry to, or remove from the Property, any person who is not a registered Guest and who breaches these Terms or the Internal House Rules.

8. Facilities, coworking and availability

Access to facilities (coworking space, gym, pool, sauna, garden, living room, music and games rooms) is included as described on the relevant product page and is subject to opening hours, seasonal availability, capacity limits, safety rules and maintenance.

Temporary unavailability of an individual facility due to maintenance, weather, force majeure, repairs or safety reasons does not constitute a breach of contract and does not give rise to a refund or price reduction.

Guests use the gym, pool, sauna, equipment and instruments at their own risk and must follow all posted safety instructions.

9. Liability

Management is not liable for loss, theft or damage to Guests' personal property, money, documents, laptops or equipment, whether in private rooms, shared areas or storage, except where caused by Management's gross negligence or wilful misconduct.

Management is not liable for indirect or consequential loss, including loss of business, income or data.

Nothing in these Terms limits liability that cannot be limited under Bulgarian law, including liability for death or personal injury caused by negligence.

Management is not responsible for failure to perform caused by events beyond its reasonable control, including natural events, utility or internet outages, strikes, epidemics, or acts of public authorities.

10. Internet and acceptable use

Internet access is provided for lawful business and personal use. Guests must not use the network for illegal downloads, hacking, spamming, or any activity that breaches Bulgarian or EU law.

Connection speeds are provided on a best-effort basis and are not guaranteed. Management may suspend network access for any Guest who breaches this clause.

11. Personal data

Personal data provided during booking and registration is processed for contract performance, legal registration obligations, payment processing, security and service communications, in accordance with the GDPR and Bulgarian law.

Data may be shared with payment providers, the property management system used to administer reservations, and public authorities where legally required. Guests may request access, correction or deletion of their data by writing to info@coworkingbansko.com.

12. Complaints, governing law and changes

Complaints should be raised with the on-site team as soon as they arise so that they can be resolved during the stay, and may be sent in writing to info@coworkingbansko.com.

These Terms are governed by the laws of the Republic of Bulgaria. Disputes fall under the jurisdiction of the competent Bulgarian courts, without prejudice to mandatory consumer rights.

Management may amend these Terms at any time. The version accepted at the time of booking applies to that booking, except where an update is required by law or safety.

If any provision of these Terms is held invalid, the remaining provisions remain in full force.
